Landlord Code of Conduct

Last updated: September 2026. All landlords must abide by this code as a condition of listing on DoorBell.

1. Accurate Listings
  • All listing details (photos, amenities, price, availability) must accurately reflect the property.
  • Photos must show the actual property — stock images are prohibited.
  • Pricing must be in GHS and reflect actual monthly rent with no hidden fees.
2. Fair Treatment of Students
  • Respond to booking requests within 48 hours.
  • Do not discriminate on grounds of gender, ethnicity, religion, or disability.
  • Honour confirmed bookings. Cancelling a confirmed booking without cause is a code violation.
3. Property Standards
  • Properties must meet basic habitability standards: clean water, functional sanitation, safe electrical installation.
  • Advertised amenities must be operational at move-in.
  • Promptly address maintenance requests raised by tenants.
4. Payments & Refunds
  • Do not request payments outside the DoorBell platform.
  • Refund security deposits within 14 days of lease end, less agreed deductions.
  • Provide written justification for any deposit deductions.
5. Disputes

Cooperate fully with the DoorBell dispute resolution process. Failure to respond to a dispute within 7 days may result in a default ruling against you.

6. Violations

Violations may result in listing suspension, account termination, and reporting to the relevant Ghanaian authority (Rent Control Department, Ghana Police Service).
